San Antonio is Texas’ most affordable market

Throughout 2021 and 2022, the national housing market spiked to record high demand, driving prices up. Cities in Texas were no exception. In fact, in August of 2021, Austin, Texas was reported as the second-hottest housing market in the United States. Over the last few years, homebuyers have battled it out in a competitive market. However, San Antonio has remained one of Texas’ most affordable housing markets. As of April 2022, inventory in the city and surrounding areas remained high, even with increased demand. This means that unlike other cities in the Lone Star state, San Antonio is more of a buyer’s market.

While some San Antonio neighborhoods, such as the Dominion, have a median housing price of around $799,900, Prospect Hill proves to be one of the most affordable neighborhoods in the city. The median listing home price, according to the Suncoast Post, is $160,000. Given its central location and its historic homes, this makes Prospect Hill a prime community to explore, especially for those looking to buy a home for the first time.

The largest neighborhood in the city

Prospect Hill has the highest population of any neighborhood in San Antonio, with just over 27,000 people residing within its boundaries. Highland Hills has the second largest population, with nearly 26,000 residents. Given its size and its central location, it comes as no surprise that the neighborhood is diverse, with a variety of cultural backgrounds and age groups living and working in one place. 

A huge Hispanic population 

 San Antonio is the largest majority-Hispanic city in the entire United States, with 64.5% of the population identifying as Hispanic or Latino. By comparison, Prospect Hill’s population is almost 95% Hispanic, and many residents speak to their desire to preserve and showcase their culture. “You’ll see Otomi patterns, Mexican embroidery, and Mexican-inspired art on walls,” N. Geremy Landin told San Antonio Report. Community pride is a major part of living in Prospect Hill.

Quite the walkable neighborhood

According to WalkScore, Prospect Hill is the 17th most walkable neighborhood in San Antonio. This means that many errands can be accomplished on foot or by accessing the various public transportation options that take residents directly into downtown. Of course, for those looking to easily commute to other places within the Lone Star state, a car is the most convenient option.

Several bus routes in and out of the area

According to MoovIt, there are three different bus routes that will take you to Prospect Hill: route 524, route 75, and route 77. Check the VIA website for updates on the bus schedules and various routes. 

EV charging is available around the city 

There are no centrally located EV charging stations within the boundaries of Prospect Hill. However, there are plenty of EV charging stations located within San Antonio, so residents who own an electric vehicle won’t have to go far to charge up and get back on the road.

San Antonio loves its pets 

San Antonio is a pet-friendly neighborhood, as demonstrated by the multitude of dog parks, daycare and boarding options, and grooming locations within the city. Prospect Hill’s walkability also makes it a prime location for dog-owners. However, for veterinary visits or doggy daycare, you will have to look outside the neighborhood limits—though not too far.

1. The neighborhood has a long history 

As a city, San Antonio obviously has a rich history, from Spanish colonization and the creation of the Missions to the famous Battle of the Alamo. But Prospect Hill plays an important role in that history. It is the city’s first West Side neighborhood. According to the San Antonio Current, it began as a German enclave, but has since transformed into a mostly Mexican-American community. Homes tend to stay within families, passed down from generation to generation, so some of your neighbors may be long-time Prospect Hill residents.  

2. Be prepared for city traffic

As a major city, San Antonio obviously has its problems with traffic. Commute times from downtown may be longer in the morning or at rush hour. However, Prospect Hill’s walkability and access to public transportation eases this burden a little bit. In fact, some residents, such as Shirley Gonzales, report they no longer have to deal with traffic, since they work within the boundaries of the neighborhood. 

3. There are a ton of places within walking distance

As Gonzales attests in her profile of Prospect Hill, there are plenty of restaurants and convenience stores located within the neighborhood, which makes it a convenient place to live and work. Gonzales says that every errand can be achieved all within walking distance, a rarity for many modern neighborhoods.

1. See the city skyline at Elmendorf Lake Park

Those looking to get outside will adore Elmendorf Lake Park. Enjoy a nice walk along the 1.25 mile trail, or bring the family to the park and enjoy the picturesque San Antonio sunset. The park also features a public swimming pool, complete with a splash pad to keep everyone entertained all summer long.

2. Grab a pastry at Panifico Bake Shop

Described as an authentic “panaderia,” Panifico Bake Shop is the place to go for artisan pastries. Using traditional family recipes, the baking artists as Panifico specialize in conchas, empanadas, donuts, and more. If you’re looking to get your sugar fix, Panifico has you covered. And if you’re out and about on the town and spy their dessert truck, stop on by. You won’t be disappointed.

3. Check out the turntables at Janie’s Record Shop

As a legacy business, Janie’s Record Shop is a must-stop for those visiting the Prospect Hill area. It’s about a 2-mile drive from the center of the neighborhood, but well worth the five minutes. Opened by founder and namesake Janie Esparza in 1985, Janie’s Record Shop has become one of the most recognizable businesses in all of San Antonio. Stop by to grab a vinyl, play a song on the jukebox, or simply enjoy this landmark of Tejano (also known as Tex-Mex) music. 

4. Kick back at Vista Brewing San Antonio

Located on Buena Vista Street in Warehouse 5, Vista Brewing San Antonio is a relatively new establishment in Prospect Hill. With a variety of beers on tap, a selection of local wines and ciders, and an upscale grill menu, it’s quickly becoming a popular neighborhood hangout. Food trucks often stop by the outdoor beer garden, so visitors have the chance to sample the true flavor of San Antonio.
